New Subdivision Garage — Full Grind, Broadcast, and Top Coat

Zachary Daniel Concrete just wrapped a beautiful new epoxy flake floor for a homeowner in a Travelers Rest, South Carolina subdivision. The garage started out the way most new-construction garages do — a rough broom-finish surface, far from ready for a high-end coating.


 The ZDC crew brought in their 750-pound, 25-inch planetary grinder for the open floor and worked the edges by hand with smaller grinders, profiling every square inch of the slab with diamond tooling. Once the surface was ground down clean, they applied the base coat — chosen from epoxy, polyaspartic, or polyurea depending on what the job calls for — and broadcast the flake into it to rejection, covering every inch of the floor. After a cure window, the team scraped the surface smooth, vacuumed it twice, and finished with a high-build top coat squeegeed and back-rolled across the entire floor.


 The stem walls — usually the most time-consuming part of any flake job — were finished by hand to bring the whole garage together. The result is a seamless, easy-to-clean garage floor that the homeowner can blow out with a leaf blower and that adds real character to a space that was just gray concrete the day before.
