Residential Epoxy Flake Garage Floor in Simpsonville, SC
650 Square Foot Garage — Full Grind, Joint Fill, Flake Broadcast, and Top Coat
Zachary Daniel Concrete installed a 650-square-foot epoxy flake floor in a residential garage in Simpsonville, South Carolina, finished to the durability standard ZDC builds every garage floor to: 15 to 20 years before any maintenance is needed. The crew started the day the way they start every flake job — cleaning out and filling every control joint first, so the joint filler had time to cure while the rest of the equipment came off the truck.
From there the team ground the entire slab with diamond tooling to profile the surface, opening up the concrete so the coating system would mechanically lock in. After a thorough cleaning to pull off all dust and debris, the crew applied the base coat — chosen from epoxy, polyaspartic, or polyurea based on the job — and broadcast the flake into it to rejection across the whole floor.
After an overnight cure, the team came back, scraped the surface smooth, vacuumed twice, and finished with a high-build top coat. The result is a seamless, easy-to-clean garage floor built to handle a homeowner's daily life for the next 15-plus years.
