Commercial Polished Concrete Floor in Mauldin, SC
Full VCT Removal Through High-Gloss Polish — Natural Gray Multi-Room Commercial Install
Zachary Daniel Concrete delivered a complete commercial polished concrete floor system in Mauldin, South Carolina — taking the building from existing VCT vinyl tile flooring all the way through to a high-gloss, light-reflective natural gray polish across multiple rooms. The job started with demolition. The ZDC crew suited up in respirators and hearing protection and ran electric floor scrapers across every room, peeling up the existing vinyl composition tile in pieces.
Once the VCT was gone, the real prep work began — the slab underneath was coated in old adhesive that had to come off before any polish process could start. The team brought in a propane-powered planetary grinder and worked the floor in successive passes, pulling up the mastic, profiling the substrate, and bringing the concrete down to a sound, clean surface ready for finish. From there it was mechanical polishing — multiple passes with progressively finer diamond grits that densified the top layer of the concrete, reduced porosity, and built reflectivity into the surface with each round, until the floor cured into the sheet-of-glass finish a high-grit polish is known for. A densifier locked the surface chemistry in, and a polished guard finished the job for long-term wear protection.
The finished floor bounces the building's overhead lighting back into the rooms — a practical benefit beyond looks, because reflective polished concrete improves visibility and can reduce lighting costs in any commercial facility. It also eliminates the dusting that plain concrete sheds over time, keeping the space cleaner and easier to maintain.
